More than an estimate

A useful home value needs more than a number.

01 · The property

What makes this home different?

Condition, updates, layout, lot, location, age, usable space, and property-specific features can change how buyers compare one home with another.

02 · The market

What can buyers choose today?

Recent sales matter. So do the homes competing for the same buyer right now. We look at both instead of relying on a broad city average or an automated estimate.

03 · Your plans

What does the sale need to do?

Are you buying another home, relocating, looking for less upkeep or more land, or comparing selling paths? The likely value becomes more useful when we know what the sale needs to make possible.

Two markets. Different comparisons.

A valuation grounded in your local market.

MaX House serves both Greater Knoxville and Greater Nashville. We do not assume the same market conditions, competition, or property characteristics apply in both.

01 · Greater Knoxville

Find sales that fit your property.

A home in Bearden or West Hills may need a different comparison set from a newer resale in Hardin Valley or Farragut. The same care applies in Maryville, Alcoa, Lenoir City, Oak Ridge and Louisville.

We compare sold homes and current listings with similar condition, updates, age and lot characteristics. Acreage, utilities and outbuildings can affect which homes make useful comparisons.

02 · Greater Nashville

Account for competing homes and incentives.

East Nashville, Donelson, Hermitage, Green Hills, 12South and The Nations can have different comparison sets. Property type, condition, price range and current inventory help determine which homes fit.

Buyers may compare a resale with new construction, builder incentives, closing-cost assistance or recently reduced listings. We account for those alternatives when discussing your home’s likely selling range.

Three numbers. Three different jobs.

Your tax appraisal, online estimate, and likely sale price are not the same thing.

Online estimate

A fast starting point.

Automated models use available data, but they may not fully account for condition, improvements, layout, lot characteristics, current competition, or other details a buyer may notice immediately.

County appraisal

A number created for the property-tax system.

County appraisals estimate market value for property-tax purposes as of the applicable valuation date in Tennessee’s reappraisal cycle. That date may differ from when you plan to sell, so the county appraisal can differ from a current selling range.

Market valuation

A selling range for your home.

We look at the home, relevant recent sales, active competition, condition, buyer alternatives, timing, and other property-specific factors to estimate a supportable selling range.

None of these numbers is a guaranteed sale price.

From value to decision

What could the number make possible?

For many homeowners, the real question is not simply “What is the house worth?” It is “If I sold it, what could I do next?” A realistic selling range can help you start thinking through the whole move.

Market value and seller net are not the same number.

Considering more than one selling path?

Compare the tradeoffs, not just the headline offer.

When your MaX House advisor follows up, let them know if you are comparing a cash offer with listing. Compare the likely net, preparation, market exposure, timing, certainty, flexibility, and contract terms.

The right path depends on what you value most.

Describe Your Property

By proceeding, you consent to receive calls, texts and voicemails at the number you provided (may be recorded and may be autodialed and use prerecorded and artificial voices), and email, from MaX House about your inquiry and other home-related matters. Msg/data rates may apply. This consent applies even if you are on a do not call list and is not a condition of any purchase.

Before you request a value

A few things homeowners usually want to know first.

Is this the same as an appraisal?

No. A MaX House valuation is a real estate opinion of likely market value. A formal appraisal is performed by a licensed or certified appraiser for a different professional purpose.

Why is this different from Zillow or another online estimate?

Automated models are useful starting points but may not fully account for condition, renovations, layout, lot characteristics, current competition, or other property-specific details.

Why is my county appraisal different?

County appraisals estimate market value as of the applicable valuation date in Tennessee’s reappraisal cycle. A sale valuation considers how your home competes in today’s market.

Do I need to be ready to sell?

No. Homeowners request valuations for planning, relocation, equity questions, another purchase, improvement decisions, or simple curiosity.

Will you give me one exact number?

We usually begin with an estimated selling range and explain which property details and market conditions could move it up or down.

Can you help estimate what I might net?

Yes. Once there is a realistic selling range, MaX House can help estimate how transaction costs, payoff amounts, preparation decisions, and concessions may affect likely proceeds.

Thinking beyond the number?

If the value works, what comes next?

If selling is becoming a real possibility, the next conversation is about price, preparation, timing, marketing, offers, and what the sale needs to make possible.
