So y'all are moving to Lenoir City, the lake town where TVA's Fort Loudoun Dam sits, just off I-75 southwest of Knoxville. Whether you're coming from California, Florida, Atlanta, or up North, the first few weeks bring a long to-do list: where to live, who to call for power and water, school enrollment, and that out-of-state license.
Our MaX House team built this guide to shorten that list, checked against official sources in October 2026. Still deciding whether Lenoir City fits? Read our Pros and Cons of Living in Lenoir City, TN first.
Here's what we'll cover:
US-321 runs through the middle of town and meets I-75 at Exit 81. Fort Loudoun Lake runs along the edge of town above the dam, and Tellico Lake sits just to the south. You'll find older homes near downtown, newer subdivisions on the edges of town, and waterfront homes on both lakes.
Lenoir City addresses use two ZIP codes, and they price differently. Redfin's data for the three months ending September 2026 shows a median sale price of $399,883 in 37771 and $549,838 in 37772. ZIP lines don't match city limits, so treat these as partial snapshots.
Historic downtown runs along Broadway, with the city's older homes on the streets around it. A new Tennessee Brew Works restaurant opened on Depot Street in August, and Lowe's and Kroger are coming to Town Creek Parkway, per the city's Fall/Winter 2026 newsletter.
Along Hickory Creek Road, home to the county's Eaton Elementary and North Middle School, you'll find homes outside city limits that are zoned for Loudon County Schools. Loudon County school board member Zack Cusick told WBIR in December 2025 that "two or three developments just pop up from being woods" on the north end in the past couple of years.
Here's who to call, per each provider's website in October 2026:
Keep those first bills handy. They work as proof of residency.
Lenoir City Schools covers homes inside city limits, and Loudon County Schools covers homes outside them, including many with a Lenoir City address. Confirm your district and zoned school by address before you buy.
Lenoir City Schools: contact the school to start enrollment. Bring proof of age, a Tennessee immunization certificate (available through the Loudon County Health Department), a physical from the last two years, a parent photo ID, and proof of residency. The district says elementary and middle school students must live in the school zone, and the high school has open enrollment.
Loudon County Schools: bring a state-certified birth certificate, proof of residence with a matching guardian ID, immunization records, and records from the last school. Kindergartners must turn 5 by August 15.
Heads-up outside city limits: Loudon County Schools is building Ridgeview School, a grades 7 to 12 campus off Simpson Road that WBIR reported in December 2025 will be the only high school campus in the county's north end. Ask the district which school your address feeds now and after it opens.
Driver's license: the Tennessee Department of Safety and Homeland Security requires new residents to get a Tennessee license within 30 days of establishing residency, at a full-service Driver Services Center. Lenoir City doesn't have one. The city lists Knoxville (Strawberry Plains), Maryville, and Rockwood as the closest, and the Loudon County Clerk says it can't issue licenses to new residents.
Bring originals proving citizenship or lawful presence, your Social Security number, two proofs of Tennessee residency dated within four months, and your old license to surrender. Coming from California, Connecticut, Illinois, Nevada, or West Virginia? You'll also need a driving record (MVR) from your old state.
Title and registration: plan on the Loudon County Clerk's main office at 101 Mulberry Street in Loudon for a new-to-Tennessee title. Bring your out-of-state title (or, if it's financed, your current registration and lender's name and address), the state's New to State form, your license, and two current proofs of residency. The Clerk's Lenoir City office at 510 Highway 321 handles registrations and renewals, but titling isn't on its service list, so call ahead.
Starting January 1, 2027, first-time Tennessee registrations for certain vehicles also require proof of U.S. citizenship, permanent residency, or authorized presence, per the Department of Revenue.
Emissions: no test needed. Tennessee's emissions testing covered Davidson, Hamilton, Rutherford, Sumner, Williamson, and Wilson counties, per a state FAQ and Tennessean reporting, and all six ended it in early 2022. Loudon County isn't on that list.
These drive times come from OpenStreetMap routing from downtown Lenoir City in October 2026. Real times depend on traffic.
Heads-up: TDOT's weekly construction report for October 15 to 21, 2026 shows the US-321 bridges over Tellico Lake and Tellico Parkway still down to one lane each way for repairs, and TDOT plans to widen I-75 from Exit 81 to the I-40/I-75 junction, with construction scheduled to begin in fiscal year 2027.
Fort Loudoun Lake is the uppermost of nine TVA reservoirs that form a continuous navigable channel 652 miles to Paducah, Kentucky, according to TVA. The lock at Fort Loudoun Dam raises and lowers boats about 70 feet to Watts Bar Lake.
Tellico Lake connects to Fort Loudoun through a short canal. TVA says Tellico has boat ramps, day-use areas, and campgrounds, with what it calls excellent trout and bass fishing. Shopping on the water? Browse waterfront homes around Knoxville.
Mountains: US-321 runs east through Maryville to Townsend and the Townsend entrance to Great Smoky Mountains National Park. That's about 39 miles, or roughly an hour depending on traffic.
Income tax: Tennessee has no state income tax on wages, and the Hall tax on interest and dividends was fully repealed starting January 1, 2021, per the Tennessee Department of Revenue.
Sales tax: Lenoir City's combined rate is 9% on most purchases (7% state plus a 2% local rate), per Avalara's 2026 rate table. Groceries are taxed at a lower 4% state rate plus the local rate, per the Department of Revenue.
Property tax: Tennessee assesses homes at 25% of appraised value, per the state Comptroller. After the 2026 reappraisal, Loudon County's tax calculator uses a county rate of $1.0944 per $100 of assessed value outside city limits and $0.8602 inside Lenoir City. The city adds $0.6291, per its Fall/Winter 2026 newsletter. For a home appraised at $400,000 (assessed at $100,000):
Inside the city you'll get two bills, one from the City of Lenoir City and one from the Loudon County Trustee. The city says its 2026 taxes are due from October 2026 through February 2027.
Home prices and everyday costs: Redfin puts Lenoir City's median sale price at $399,810 (about $237 per square foot) for the three months ending September 2026, and estimates cost of living at about 14% below the national average.
Check the city line first. It sets your tax rate, school district, and trash service. We check it for every client.
Lake homes come with TVA rules. Docks and shoreline work need TVA approval under Section 26a, so ask the seller for the dock permit. TVA's rules say a new owner must notify TVA within 60 days, and TVA reissues the permit if the dock is in good repair.
Check flood risk. Redfin's climate data estimates about 6% of Lenoir City properties face severe flood risk over the next 30 years. Look up the FEMA flood map and get an insurance quote early.
Ask about utilities. Confirm public water and sewer versus a well and septic system, and whether natural gas reaches the street.
Give yourself time. Redfin says the average Lenoir City home goes pending in about 74 days, and hot homes in about 38. Eyeing a new build? Our New Construction buying guide explains how our team helps with builder purchases.

Redfin's September 2026 data shows Lenoir City homes selling for about 98.8% of list price, with 19.6% going over asking. Start with a free home valuation from our team, and we'll show you what homes like yours have sold for.
Thirty days after you establish residency, per the Tennessee Department of Safety and Homeland Security.
No. Loudon County wasn't among the six Tennessee counties with emissions testing, and testing ended in all six in early 2022.
Lenoir City Utilities Board (LCUB) provides electric service, plus water, sewer, and gas in smaller areas. Check LCUB's maps for your address.
Lenoir City Schools serves homes inside city limits, and Loudon County Schools serves homes outside them. A Lenoir City mailing address doesn't settle it, so confirm the exact address with the district.
No state income tax on wages and 9% sales tax on most purchases. For 2026, a home appraised at $400,000 pays roughly $1,489 a year in property tax inside city limits and $1,094 outside them.
