About ten miles up the road from Hendersonville, Gallatin offers the same Old Hickory Lake and the same Sumner County school district at a lower median price. That gap is the main reason buyers keep adding Gallatin to their Nashville-area search. This guide lays out what you gain, what you give up, and what the numbers looked like in October 2026.

Hendersonville's median over the same stretch was $514,755. That's a difference of roughly $83,000 between neighboring cities in the same county. If you like Hendersonville but the prices stretch your budget, read our Hendersonville pros and cons next to this one and compare.
The tax side helps a little too. Both cities share the Sumner County rate of $1.421 per $100 of assessed value. Gallatin's 2026 city rate is $0.5295, while Hendersonville's is $0.5883. Tennessee assesses homes at 25% of appraised value, so a home at Gallatin's median works out to about $2,104 a year in combined city and county property tax. A home at Hendersonville's median comes to about $2,586. Run your own numbers with our mortgage calculator.
Old Hickory Lake covers about 22,500 surface acres with roughly 440 miles of shoreline, according to the U.S. Army Corps of Engineers. The Corps runs it as a run-of-the-river lake with minimal water-level fluctuation. Gallatin residents have several ways in:

Gallatin became the Sumner County seat in 1802 and was incorporated on November 7, 1815. The Town Creek Greenway runs about two miles along the creek from the Historic Woodson Terrace neighborhood to the farmers market downtown, and it connects to a 4-mile walking track that reaches Triple Creek Park and the Gallatin Civic Center. Cragfont, the home General James Winchester built between 1798 and 1802, is a state historic site in nearby Castalian Springs.
Gallatin runs its own utilities. The Gallatin Department of Electricity, at 135 Jones Street, charges $35 to set a meter the next business day and sets any deposit by credit score, from none to $300. Gallatin Public Utilities, at 239 Hancock Street, handles water, sewer, and natural gas. The full-service Gallatin Driver Services Center is on North Bluejay Way, and the Sumner County Clerk has an office in the county administration building at 355 North Belvedere Drive. Volunteer State Community College has its main campus in Gallatin, about 4 miles from City Hall.
No interstate runs through Gallatin, so most Nashville commutes start on State Route 386 (Vietnam Veterans Boulevard) toward I-65 or on U.S. 31E. A FOX 17 report from August 2025 said widening SR-386 was "in the early planning stages, with no set construction timeline." WeGo's Route 87 express bus serves Gallatin and Hendersonville on weekdays only, with four morning trips toward Nashville and four back in the afternoon, per the July 2026 timetable.
Gallatin grew 46.7% between the 2010 and 2020 censuses and added an estimated 1,947 people from 2024 to 2025 alone. That brings new subdivisions, new shopping, and more traffic on roads built for a smaller town. Expect construction near many newer neighborhoods for years to come.
Buying on the lake means dealing with the Corps of Engineers. Its shoreline management plan allows private docks only in Limited Development Areas, which make up about half of the shoreline. Permits don't transfer automatically, so a new owner has to apply. Confirm dock rights before you fall for a lakefront listing.
City garbage pickup costs $21 per container each month on your utility bill, and the cans belong to you. A replacement from Gallatin Public Utilities costs $65. Same-day electric hookups run $70 to $100.
