Pros and Cons of Living in Mount Juliet, TN (2026)
Chapters

Mount Juliet calls itself the "City Between the Lakes," and that nickname tells you a lot. Old Hickory Lake sits to the north, Percy Priest Lake to the south, and downtown Nashville is a straight shot west on I-40. It has become one of the most searched-for suburbs east of Nashville, with home shoppers from Los Angeles, Seattle, and Chicago looking hard at it.

Our MaX House team works with buyers and sellers across Middle Tennessee, and Mount Juliet comes up in almost every relocation conversation we have. So here's the honest rundown: the good, the frustrating, and what homes really cost right now.

Here's what we'll cover:

Mount Juliet at a Glance

  • County: Wilson County (a small part of the 37122 ZIP code falls in Davidson County)
  • Population: 39,289 at the 2020 Census
  • Median sale price: about $573,000 for the three months ending September 2026, per Redfin
  • Schools: Wilson County Schools
  • Getting around: I-40, plus the WeGo Star commuter train to downtown Nashville
  • Big draw: two big lakes and Nashville International Airport (BNA) close by

Quick Take: Pros and Cons

Pros

  • Lake access on both sides of town
  • A commuter train option and a fairly quick drive to BNA
  • Lots of newer homes and well-planned neighborhoods

Cons

  • I-40 rush hour traffic, with relief still years out
  • Prices run well above some neighboring towns
  • Very car-dependent

Pros of Living in Mount Juliet

Two Lakes, One Town

Very few Nashville suburbs give you real lake options, and Mount Juliet has two. Old Hickory Lake runs along the north side of the area and Percy Priest Lake along the south. Long Hunter State Park, on Percy Priest, is a short drive south of town. Boating, fishing, paddling, and lakeside trails are all part of normal weekend life here.

A Train to Downtown Nashville

Mount Juliet has a stop on the WeGo Star, the region's commuter rail line. On weekdays, morning trains leave Mount Juliet for Riverfront Station in downtown Nashville, and afternoon trains bring folks home. Most trips take about half an hour, per WeGo's July 2026 timetable. If you work downtown, being able to skip I-40 traffic a few days a week is a genuine perk.

Close to the Airport

Nashville International Airport is roughly 11 to 13 miles by road from central Mount Juliet, per map estimates in October 2026. Frequent flyers and anyone with family out of state appreciate that.

Newer Homes and Planned Neighborhoods

New construction is a big part of the market here. RealTracs data compiled by a local brokerage shows that over a recent 12-month period, 476 of 1,320 home sales in the 37122 ZIP code were new construction, about 36%. If you want a newer home with an open floor plan, a neighborhood pool, and sidewalks, you'll have choices. Our New Construction buying guide explains how we represent buyers with builders.

Shopping, Parks, and Low City Taxes

Providence Marketplace gives Mount Juliet big shopping and dining without a trip into Nashville, and Charlie Daniels Park is a local favorite for ball fields and greenway access. Mount Juliet's city property tax is 28 cents per $100 of assessed value for the fiscal year that began July 1, 2026. The city says that's the lowest municipal rate in Wilson County. Tennessee also has no state income tax on wages.

Cons of Living in Mount Juliet

I-40 Traffic

I-40 is the main route to Nashville, and rush hour backups are part of life. Relief is coming, but slowly. TDOT has added a new I-40 interchange at Central Pike to its plans, with right-of-way work planned for 2027 and completion targeted for 2029, according to FOX 17 reporting in May 2026. Until then, test your commute at the actual time you'd drive it.

Prices Run Higher Than Nearby Towns

Mount Juliet costs more than some of its neighbors. Greater Nashville Realtors data through mid-June 2026, reported by The Tennessean, put the 37122 median at $589,992. In nearby Lebanon (37087), the median was $439,900. Buyers who want the most house for the money sometimes look a few exits further east.

Very Car-Dependent

Redfin gives Mount Juliet a Walk Score of 13 out of 100. Outside the train, almost everything means getting in the car.

Growing Pains and HOAs

All that new construction brings traffic on local roads and plenty of HOAs. In that same RealTracs data, the median HOA fee for new homes in 37122 was about $95 a month, ranging from $0 to $275. Wilson County's 2026 reappraisal also raised property values by an average of 66%, according to Main Street Media. The county lowered its rate to compensate, but individual bills can still change.

Check the County Line

A Mount Juliet ZIP code doesn't always mean Wilson County. Some homes in 37122 sit in Davidson County, which means Metro Nashville Public Schools and a different tax bill. Confirm the county and school zone for the exact address before you fall in love.

Lakes, Mountains, and Getting Around

Lakes: Old Hickory Lake to the north and Percy Priest Lake to the south make Mount Juliet one of the best lake-access suburbs around Nashville. Long Hunter State Park on Percy Priest is a short drive south. Browse Nashville-area waterfront homes if lake life is on your list.

Commute to Nashville: about 16 to 18 miles to downtown, or roughly 20 to 30 minutes off-peak by car per map estimates in October 2026, and a good bit longer at rush hour. The WeGo Star runs weekday commuter trips to Riverfront Station, and most take about half an hour, per WeGo's July 2026 timetable.

Highways: I-40 runs right through town toward Nashville and Lebanon, and I-840 is a short drive east for trips toward Murfreesboro and the southern suburbs.

Air travel: Nashville International Airport (BNA) is roughly 11 to 13 miles away by road.

Homes and Home Prices in Mount Juliet

Here's the current picture (these are partial snapshots, so we always pull fresh comps for a specific home):

  • Redfin: median sale price of $573,227 for the three months ending September 2026, about flat year over year (down 0.26%). Homes took about 79 days to sell on average, up from 63 days a year earlier.
  • Realtor.com: median sold price of $566,445 in its October 2026 citywide indicators.
  • Greater Nashville Realtors (via The Tennessean): a 37122 median of $589,992 through mid-June 2026.

Most of the housing is single-family homes in subdivisions, from established neighborhoods to brand-new communities, plus a smaller number of townhomes and some acreage on the edges of town.

Property tax example: a home appraised at $575,000 is assessed at 25%, or $143,750. At Wilson County's 2026 rate of $1.1657 plus the city's 28 cents, that's roughly $2,080 a year. Your actual bill depends on the assessor's appraisal, which can differ from the price you pay.

On GreatSchools, as shown on Redfin, Lakeview Elementary and Rutland Elementary both rate 9 out of 10, and Stoner Creek Elementary and West Elementary rate 8 out of 10.

Homes on the Davidson County side are served by Metro Nashville Public Schools. Zoning goes by exact address, so always confirm with the district.

Mount Juliet tends to be a great fit if you:

  • Want a newer home in a planned neighborhood

It may be a tougher fit if you want a walkable lifestyle, have a tight budget, or need to drive I-40 at peak rush hour every single day.
