Sixteen minutes. That's how long the drive from downtown Nashville to Nashville International Airport took in light traffic when we measured it on October 28, 2026. It's one small example of why so many people pick Nashville: a big-city job market and a major airport with lakes and state parks within half an hour. It also comes with high prices, heavy traffic, and one of the highest sales tax rates in the country. Here's an honest look at both sides for 2026.

Browsing already? See homes for sale in Nashville, or look across the county on our Davidson County homes page.

Here's what we'll cover:

Nashville at a Glance

  • Government: a combined city and county, called Metropolitan Nashville and Davidson County.
  • People: 689,447 at the 2020 Census and an estimated 704,963 in July 2024, per the U.S. Census Bureau, for the Metro government area outside its smaller satellite cities.
  • Typical price: a $510,000 median sale price across the nine-county region in September 2026, per Greater Nashville Realtors.
  • Sales tax: 9.75% since February 1, 2025.
  • Schools: Metro Nashville Public Schools, with about 160 schools.

Quick Take: Pros and Cons

  • Pros: no state income tax on wages, a big job market, a close airport, state parks and lakes nearby, live music, and a wide range of home types.
  • Cons: high prices, two property tax districts, a 9.75% sales tax, heavy traffic, tourist crowds, and storm and flood risk.

The Pros of Living in Nashville

No State Income Tax on Wages

Tennessee doesn't tax wages or salary, so your paycheck goes further than it would in many states. That helps offset some of the costs covered below.

A Big Job Market

Health care, music and entertainment, higher education, and corporate offices all have a large presence in Nashville. Remote workers also like the airport access and the time zone.

An Airport Close to Everything

Nashville International Airport sits about 15 to 25 minutes from downtown in normal traffic, based on our OSRM measurements. For frequent flyers, that's a real quality-of-life perk.

Parks and Water Nearby

Radnor Lake State Park sits inside the city, about 15 minutes from downtown, and Percy Priest Lake is on the east side. Shelby Bottoms along the Cumberland River and the Warner Parks on the west side add miles of trails.

Music, Food, and Things to Do

Live music runs every night of the week, from the Ryman and the Grand Ole Opry to small clubs and songwriter rounds. Add pro football and hockey, college sports, and a deep restaurant scene, and weekends fill up fast.

Many Kinds of Homes

Nashville has downtown high-rise condos, 1940s cottages in East Nashville, townhomes on infill lots, and new homes on the edges of the county. Condos and townhomes can be the most affordable way into a close-in neighborhood. Start with our Nashville condos search and our guide to buying a condo or townhome.

The Cons of Living in Nashville

High Prices

Greater Nashville Realtors reported a $510,000 median sale price across its nine-county region in September 2026. Axios Nashville reported on October 19, 2026 that, according to Redfin, a household needs about $128,000 a year to afford a typical home in the area. First-time buyers should start with our first-time home buyer guide and run the numbers in the affordability calculator.

Property Taxes and Two Tax Districts

Davidson County has two property tax rates. The Nashville Assessor of Property lists 2025 rates of $2.782 per $100 of assessed value in the General Services District and $2.814 in the Urban Services District, which takes in the older core of the city. Homes are assessed at 25% of appraised value, so a $400,000 home in the Urban Services District pays about $2,814 a year. Those rates came down after the 2025 reappraisal, from $2.922 and $3.254, while values went up. Services such as curbside trash pickup can differ between the districts, so check what your address gets. The Assessor's page still showed 2025 rates when we checked on October 28, 2026, so confirm the current rate with the Metro Trustee.

A 9.75% Sales Tax

Since February 1, 2025, the combined sales tax in Davidson County has been 9.75%, per the Tennessee Department of Revenue. That's the 7% state rate plus 2.75% local, which includes the half-cent transit surcharge voters approved in the Choose How You Move plan.

Traffic

I-24, I-40, and I-65 all meet in Nashville, and rush hour backs up on every one of them. Our drive times below are light-traffic numbers, so test your commute at peak hours before you choose a neighborhood.

Crowds and Constant Construction

Lower Broadway draws big tourist crowds most weekends, and cranes and road work are part of daily life in fast-growing neighborhoods. If you want quiet, focus on streets a few miles from the core.

Storms and Flood Risk

Middle Tennessee gets severe spring storms. The tornado of March 3, 2020 tore through North Nashville, Germantown, and East Nashville, and the May 2010 flood put parts of the city under water along the Cumberland River and its creeks. Check the FEMA flood map for any address, ask the seller about past water, and price flood insurance before you commit, even outside a mapped flood zone.

Lakes, Mountains, and Getting Around

We measured these light-traffic drive times from downtown Nashville with the free OSRM routing service on October 28, 2026, then rounded them into ranges:

  • BNA airport: about 15 to 25 minutes.
  • Radnor Lake State Park: about 15 to 25 minutes.
  • Antioch: about 16 to 25 minutes.
  • Bellevue: about 20 to 30 minutes.
  • Percy Priest Lake at Long Hunter State Park: about 30 to 40 minutes.
  • Old Hickory Lake in Hendersonville: about 25 to 40 minutes.
  • Gallatin: about 37 to 50 minutes.
  • Downtown Knoxville: about 3 hours 20 minutes, roughly 179 miles.
  • Great Smoky Mountains at Sugarlands Visitor Center: about 4 hours 20 minutes or more.

Want more space or a lower price? Many buyers compare Nashville with nearby towns. Look at homes in Franklin, homes in Murfreesboro, homes in Mount Juliet, and homes in Hendersonville, then weigh the drive. Franklin was about 27 minutes and Murfreesboro about 42 minutes from downtown in light traffic on our measurements.
