Pros of Living in Oak Ridge

Big Science Jobs Close to Home

Oak Ridge National Laboratory calls itself the Department of Energy's largest science and energy lab, with 7,500+ staff. ORNL's October 2026 economic impact release says it employed 7,427 people in fiscal year 2025. Next door, the Y-12 National Security Complex says it has approximately 8,600 employees including subcontractors.

Central Oak Ridge is about 3 to 4 miles from ORNL's main campus, and the Census Bureau's 2020-2024 American Community Survey puts the average commute for working Oak Ridge residents at 21.7 minutes.

A City School District That Tests Above the State

Oak Ridge has its own school system. On 2025-26 TCAP tests, the district reports 50.8% of its students were proficient in English Language Arts, compared with 42.3% statewide, and 52.3% in math, compared with 40.9% statewide. The district also earned Level 5, the state's top growth rating, on the Tennessee Department of Education's 2024-25 TVAAS measures.

Melton Hill Lake and a Rowing Course

Melton Hill Lake runs along the eastern edge of town. TVA says it stretches almost 57 miles up the Clinch River, with nearly 193 miles of shoreline, and its level typically moves less than two feet a day.

TVA says the reservoir has a nationally recognized rowing course, and the Oak Ridge Rowing Association has raced its 2,000-meter course here since 1978. Melton Lake Park has a boat ramp and a 5.6-mile waterfront greenway, per the city.

Trails, Parks, and History

The National Park Service counts more than 85 miles of trails on 13 greenways in Oak Ridge, and the city's Haw Ridge Park covers 780 acres along the Clinch River with hiking and mountain bike trails.

Oak Ridge was built in secret starting in 1942 as headquarters of the Manhattan Project, and today it's one of three sites in the Manhattan Project National Historical Park, per the Park Service.

More House per Dollar Than West Knox

For the three months ending September 2026, Redfin shows Oak Ridge homes selling for a median of $194 per square foot, compared with $215 in Knox County and $272 in Farragut. Farragut's median sale price was $739,148, compared with $399,810 here. Redfin also estimates Oak Ridge's cost of living runs about 14% below the national average.

Cons of Living in Oak Ridge

City Plus County Taxes, in Two Counties

Homes inside city limits pay city and county taxes. The city's FY2027 budget sets the city rate at $1.3784 per $100 of assessed value on both sides of the county line. For the 2025 tax year, the Tennessee Comptroller lists a combined city and county rate of $2.78496 on the Anderson County side and $2.8307 on the Roane County side. Unincorporated Anderson County, with no city tax, was $1.50376.

Official 2026 county rates were only partly posted when we checked. Roane County's assessor lists $1.4523 for 2026, and The Courier News reported Anderson County's 2026-27 budget passed in August 2026 with no tax increase.

Edgemoor Road and the Knoxville Commute

Working in Knoxville means Pellissippi Parkway and I-40, about 24 to 25 miles each way to downtown. Heading toward Powell, TDOT says Edgemoor Road (SR-170) is two lanes between Oak Ridge Highway and Clinton Highway. Widening it to four lanes, with a new Clinch River bridge, is scheduled for construction in fiscal year 2029, and TDOT lists completion as to be determined.

Federal Cleanup Is Still Underway

The Department of Energy says its Oak Ridge Office of Environmental Management has worked since 1989 to clean up contamination from decades of federal work on the reservation, including mercury in soil and groundwater at Y-12. The state's August 2026 fish advisory list (TDEC) says catfish from Melton Hill Reservoir should not be eaten because of PCBs, and fish from East Fork Poplar Creek should not be eaten because of mercury and PCBs. Read the list before you plan a fish fry.

Older Homes Need Homework

Many original wartime "alphabet" houses still stand as private homes, per the National Park Service, including Cemesto houses, which the Park Service describes as a mix of cement and asbestos. On an older home, budget for a thorough inspection and ask about original materials, roofs, and foundations on sloped lots.

Quiet Nights and Lots of Driving

Oak Ridge has local restaurants and the historic Jackson Square town center, and evenings are quiet. For concerts or a late night, most folks drive to Knoxville. Redfin gives Oak Ridge a Walk Score of 18 out of 100, so plan on a car for almost every errand.

Lakes, Mountains, and Getting Around

Drive times below come from OpenStreetMap routing run October 19, 2026, from central Oak Ridge. They depend on traffic, so treat them as ranges.

Lakes: Melton Lake Park is about 3 to 5 miles from central Oak Ridge, roughly 8 to 15 minutes. Norris Dam State Park, on Norris Lake, is about 22 to 24 miles, roughly 40 to 50 minutes. Browse Knoxville-area waterfront homes if lake life is on your list.

Mountains: Townsend, a gateway to the Great Smoky Mountains, is about 45 to 47 miles, roughly 65 to 80 minutes. The Sugarlands Visitor Center near Gatlinburg is about 65 to 69 miles, roughly 95 to 120 minutes.

Commute:

  • ORNL main campus: about 3 to 4 miles, roughly 8 to 15 minutes
  • Y-12: about 4 to 5 miles, roughly 10 to 20 minutes
  • Downtown Knoxville and UT: about 24 to 25 miles, roughly 35 to 45 minutes via Pellissippi Parkway and I-40, longer at rush hour

Air travel: McGhee Tyson Airport (TYS) is about 26 to 27 miles away, roughly 40 to 50 minutes via Pellissippi Parkway.

Homes and Home Prices in Oak Ridge

Here's a partial snapshot of prices this fall. We always pull fresh comps for a specific home:

  • Redfin: median sale price of $399,810 for the three months ending September 2026, up 6.6% from a year earlier. Homes took about 48 days to sell, compared with 57 a year earlier, and 142 homes sold in September, about the same as last year.

The housing mix runs from wartime Cemesto and flat-top homes to mid-century ranches on wooded streets, plus newer subdivisions. Want something brand new? Start with our new construction guide.

Property taxes: Tennessee assesses homes at 25% of appraised value, so a $400,000 appraisal is assessed at $100,000. At the 2025 combined rates, that's roughly $2,785 a year on the Anderson County side and $2,831 on the Roane County side. Your bill depends on the assessor's appraisal, which can differ from your price.

Schools in Oak Ridge

Homes inside city limits are served by Oak Ridge Schools. The district includes Glenwood, Linden, Willow Brook, and Woodland elementary schools, Jefferson and Robertsville middle schools, Oak Ridge High School, and Oak Ridge Preschool.

In the most recent state letter grades, posted by the district in December 2025, Oak Ridge High School earned an A for the third year in a row.

Oak Ridge Schools asks for two proofs of Oak Ridge residency to register. Families outside the city can apply for a tuition seat each April, if seats are open. Zoning goes by exact address, so confirm it with the district before you write an offer.

Is Oak Ridge Right for You?

Oak Ridge tends to be a great fit if you:

  • Work at ORNL, Y-12, or a nearby contractor
  • Want a city school district with its own boundaries
  • Row, paddle, bike, or hike
  • Want more square footage per dollar than West Knoxville

It may be a tougher fit if you commute to downtown Knoxville daily, want walkability and nightlife, or want a newer home with no inspection surprises.
