Sevierville is the county seat of Sevier County and the first town you hit when you leave I-40 and head for the Great Smoky Mountains. It's Dolly Parton's hometown, it has a real courthouse square, and it sits right in the path of millions of visitors every year.
Thinking about a move? Our MaX House team helps buyers and sellers across East Tennessee, and we'll give y'all the honest version. Here's what folks love, what wears on them, and what homes for sale in Sevierville cost right now.
Here's what we'll cover:
Pros: prices below the Sevier County median, one of the lowest county property tax rates in Tennessee, the Smokies close by, a downtown with deep Dolly Parton roots, and big-town shopping and health care for a town of 19,000.
Cons: tourist traffic, a tourism-driven job market, short-term rental rules that surprise a lot of buyers, a slower resale market, and mountain roads that take some getting used to.
Redfin put Sevierville's median sale price at $394,812 for the three months ending September 2026. For the same stretch, the median for all of Sevier County was $446,501. That makes Sevierville one of the easier ways into the county.
Homes are also moving faster than they did a year ago. Redfin shows a median of 55 days on market, down from 104 days, with 100 homes sold in September 2026, up from 77. Want to compare towns? Browse all Sevier County homes for sale side by side.
After this year's countywide reappraisal, the Sevier County Commission set the 2026 county rate at $0.87 per $100 of assessed value, down from $1.48, according to The Mountain Press (June 23, 2026). County Mayor Larry Waters said the new rate would be the lowest county rate in the state. The City of Sevierville then adopted the state certified rate of $0.2688, down from $0.4254, on July 20, 2026.
Here's the math. Tennessee taxes homes at 25% of appraised value. A $395,000 home inside city limits is assessed at $98,750, so the yearly bill comes to about $1,125. Outside city limits, with the county rate only, it's about $859. Values went up in the reappraisal, so check the actual appraisal on any home you're eyeing, and plug the numbers into our mortgage calculator to see the full monthly payment.
Great Smoky Mountains National Park logged 11,527,939 recreation visits in 2025, the most of any national park in the country, according to the National Park Service (March 13, 2026). From Sevierville, the Sugarlands Visitor Center is about 16 miles away. Living here means you can hit a trail on a quiet weekday morning.

The Great Smoky Mountains are about 30 to 45 minutes from downtown Sevierville, depending on traffic.
Downtown Sevierville has the courthouse, the Dolly Parton statue at 125 Court Ave., and local spots along Court Avenue and Bruce Street. On Oct. 16, 2026, the Sevierville Chamber of Commerce launched "In Dolly's Footsteps," a free, self-guided walking tour of nine downtown stops tied to Dolly's early years, according to WDEF (Oct. 8, 2026) and WVLT (Oct. 20, 2026). Stops include Red's Cafe, the old post office, and the Pines Theater, where she played her first paying gig.
Because so many visitors pass through, Sevierville has more grocery stores, restaurants, and big-box shopping than you'd expect in a town of about 19,000, and most errands stay close to home. LeConte Medical Center is about 3 miles from the courthouse, and the University of Tennessee Medical Center in Knoxville is about 40 to 55 minutes away.
Visitors spent $4.09 billion in Sevier County in 2025, the third most of Tennessee's 95 counties, according to the Tennessee Department of Tourist Development's 2025 Economic Impact of Travel report. A lot of those visitors drive TN-66 and the Parkway right through Sevierville. Summer weekends, October leaf season, and the holidays can turn a 15-minute errand into 45 minutes. Drive your commute at rush hour before you buy.

Many local jobs are in hospitality, retail, and service. The Census Bureau's 2020 to 2024 estimates put Sevierville's median household income at $52,421, while Redfin's recent median sale price sits near $395,000. Many residents commute to Knoxville for work, so build that drive into your budget and your day.
Thinking about a cabin you can rent out? Go slow. Inside city limits, the zoning ordinance only allows short-term rentals in certain districts. In the HRO district, a rental has to sit on a collector or arterial street and meet parking and trash rules. In the MDR district, neighbors within 100 feet get at least 21 days' notice, and if anyone objects, the Planning Commission holds a public hearing.
The City of Sevierville also requires a short-term rental operational permit before you operate or even advertise, a life-safety inspection by the Fire Marshal's Office, proof of insurance, and an annual renewal with a fee. Homes outside city limits fall under Sevier County's rules, and many HOAs set their own limits. We won't promise rental income on any home, and we'll help you check the zoning and HOA rules before you write an offer.
Redfin shows Sevierville homes selling at about 95.7% of list price over the most recent period, and 38.9% of listings had a price drop. The median price per square foot fell 10.1% from a year earlier. If you're buying, there's room to negotiate. If you're selling, pricing right from day one matters.
Some of the best views come with narrow, winding roads and steep driveways, and an icy January morning will test them. Drive the road in the rain and ask who maintains it before you buy up in the hills.
Douglas Lake, the TVA reservoir on the French Broad River, sits just north of town. Douglas Dam is about 8 miles from the courthouse, roughly 15 to 20 minutes. The lake also reaches into Jefferson County, so lake lovers should look at Jefferson County homes too.

Sevierville's housing runs the full range. You'll find older brick ranches near downtown, newer subdivisions off the main roads, condos, and cabins tucked into the hills on the way to the Smokies. The Census Bureau's 2020 to 2024 estimates show about half of homes are owner-occupied (50.6%), so there's a big rental market too.
