Pros and Cons of Living in Alcoa, TN (2026)
Chapters

Alcoa is the small city sitting between Maryville and Knoxville in Blount County, right next door to McGhee Tyson Airport. It grew up around an aluminum plant and took its name from the company, and today it's one of the fastest-growing cities in East Tennessee.

Thinking about a move? Our MaX House team helps buyers and sellers all over East Tennessee, and we'll give you the straight story. Here's what folks love about Alcoa, what wears on them, and what homes for sale in Alcoa look like right now.

Here's what we'll cover:

Alcoa at a Glance

  • County: Blount County. Alcoa borders Maryville to the south and sits about 14 miles south of downtown Knoxville.
  • Population: 10,978 at the 2020 Census and an estimated 13,689 on July 1, 2025, according to the U.S. Census Bureau. That's about 25% growth in five years.
  • Home values: Census estimates put the median owner-occupied home value at $277,100 (ACS 2020 to 2024). Recent sales run higher, which we cover below.
  • Property tax: City of Alcoa $1.41 plus Blount County $1.29 per $100 of assessed value for 2026.
  • Schools: Alcoa City Schools, with four schools for pre-K through 12th grade.
  • Getting around: Alcoa Highway (US-129) runs north to Knoxville, and Pellissippi Parkway (I-140) heads toward West Knoxville and Oak Ridge.

Quick Take: Pros and Cons

Pros: the airport five minutes away, city-run utilities, big new shopping and jobs coming, its own small school district, and an 18-mile greenway shared with Maryville.

Cons: two property tax bills on two schedules, years of Alcoa Highway construction, very few homes for sale at any one time, older houses that may need work, and plane and highway noise on some streets.

Pros of Living in Alcoa

The Airport in Your Backyard

McGhee Tyson Airport (TYS) has an Alcoa address on Alcoa Highway. From most of the city it's about a 10 to 15 minute drive, so early flights stop being a big production. The airport says 2025 set records, with 3,630,410 passengers and nonstop service to 36 destinations (FlyKnoxville, March 9, 2026).

City-Run Utilities

The City of Alcoa runs its own electric, water, and sewer service, and the city's Sanitation department picks up trash with city carts. Natural gas comes from Atmos Energy. New customers sign up at the Municipal Building at 223 Associates Blvd. The city lists a $25 service fee plus deposits of $175 for electric, $50 for water, and $80 for sewer, and same-day service only if you come in person by noon.

Big Growth at Springbrook Farm

The old Alcoa West Plant site near the airport is turning into Springbrook Farm, a mixed-use district the city has been building out for years. WBIR reported on April 8, 2026, that construction had started on a Costco there, along with road work on Warner Avenue and a new traffic light at Faraday and Tesla. The Daily Times has also covered new housing plans nearby, including a revised plan for 147 homes on Mills Street that was on the planning commission's October 2026 agenda.

Nearby, Pellissippi Place is a 450-acre research and business park. ProNova Solutions was its first tenant, and The Daily Times reports Siemens Medical Solutions as the second.

A Small City School District

Alcoa City Schools is a four-school district: Alcoa Elementary (pre-K to 2), Alcoa Intermediate (3 to 5), Alcoa Middle (6 to 8), and Alcoa High (9 to 12). Federal NCES data counted 2,270 students in 2024 to 2025. Alcoa High's track team also won a 2026 state title, recognized by the City of Alcoa's Board of Commissioners in June.

The Greenway

The Maryville-Alcoa Greenway has over 18 miles of paved trail, according to the City of Alcoa. It links parks, neighborhoods, and both downtowns.

Cons of Living in Alcoa

Two Tax Bills on Two Schedules

If you live inside city limits, you pay City of Alcoa taxes and Blount County taxes. After the 2026 reappraisal, the city's certified rate is $1.41 per $100 of assessed value (down from $1.69), and Blount County's 2026 rate is $1.29 (down from $1.59). Tennessee assesses homes at 25% of value, so a $350,000 home works out to about $1,234 for the city plus about $1,129 for the county, or roughly $2,362 a year.

The timing trips people up. The City of Alcoa says city taxes are due September 1 to 30, with 2% interest a month starting October 1, and partial payments aren't accepted. Blount County taxes run on the county calendar, from October 1 through the end of February. Mark both dates, and plug your price into our mortgage calculator to see the monthly picture.

Alcoa Highway Construction

TDOT has been rebuilding Alcoa Highway in pieces for years, and it isn't finished. TDOT now expects the Woodson Drive to Cherokee Trail section in spring 2030 and the Cherokee Trail to UT Medical Center section in fall 2027. Expect lane closures, especially at night, and plan a little extra time on your Knoxville drive.

Very Few Homes for Sale

Alcoa is small, and the shelf is thin. The Knoxville-area MLS (flexmls) showed just 21 active residential listings in the city on October 25, 2026, and 128 closed sales over the 12 months ending September 2026. When a good house comes up, you may need to move fast, so get pre-approved before you shop.

Older Homes May Need Work

Much of Alcoa's housing dates to the early and middle 1900s, when the city was built around the plant. Budget for roofs, wiring, plumbing, and HVAC. A thorough inspection is a must.

Plane and Highway Noise

Living next to an airport and a major highway is handy, and it can also be loud. Some streets hear planes taking off or steady traffic on Alcoa Highway. Visit a house in the morning and evening before you make an offer.

Lakes, Mountains, and Getting Around

Alcoa is one of the best-placed towns in the region for getting places. These are rough drive times from central Alcoa. They depend on traffic and the time of day, so give yourself a cushion.

  • McGhee Tyson Airport: about 5 miles, 10 to 15 minutes.
  • Downtown Maryville: about 3 miles, 5 to 10 minutes.
  • Downtown Knoxville: about 14 miles, 25 to 40 minutes.
  • UT Medical Center: about 14 miles, 25 to 40 minutes.
  • Fort Loudoun Lake at Louisville: about 7 miles, 15 to 20 minutes.
  • Townsend and the Smokies entrance: about 22 miles, 35 to 45 minutes.
  • Gatlinburg: about 43 miles, 70 to 90 minutes.
  • Oak Ridge National Laboratory: about 30 miles, 40 to 55 minutes.

Homes and Neighborhoods in Alcoa

Alcoa's older neighborhoods, like Springbrook and the streets around the city center, are full of smaller homes from the 1910s through the 1950s. Newer subdivisions such as Clover Ridge, plus brand-new infill houses, sit on the edges and on open lots around town. Shopping for something new? Our new construction buyer guide covers builder contracts and inspections.

Prices depend a lot on which data you look at. In flexmls, the September 2026 median sold price in the city was $385,000, but monthly medians bounced between about $267,000 and $385,000 over the past year because so few homes sell each month. Redfin put the ZIP 37701 median at $345,798 for the three months ending September 2026, up 18.4% from a year earlier, and that ZIP covers more ground than the city. Want more choices?
