Moving to Maryville, TN: Relocation Guide (2026)
Chapters

So you've decided on Maryville. Congratulations! Now comes the part nobody posts about: turning on the lights, enrolling the kids, swapping your license plates, and finding the right street. This guide is the practical, step-by-step side of moving to the Blount County seat, about 16 miles south of downtown Knoxville.

Still deciding whether Maryville is the right fit? Read our pros and cons of living in Maryville first, then come back here. For the bigger regional picture, our Greater Knoxville relocation guide covers the whole area. And when you're ready to look, here are the homes for sale in Maryville today.

Here's what we'll cover:

Your Maryville Move at a Glance

  • County: Blount County. Maryville is the county seat, and the City of Alcoa sits right next door.
  • Median sale price: $399,810 for the three months ending September 2026, according to Redfin.
  • ZIP codes: 37801, 37803, and 37804. Mailing addresses reach well past city limits, so a "Maryville" address can be in the city or in unincorporated Blount County.
  • Driver Services: the full-service state center is in Alcoa.
  • Taxes: no state income tax on wages, and two property tax bills inside city limits.

Your First 30 Days: A Moving Checklist

  1. Confirm whether your new home is inside Maryville city limits. It decides your utilities, trash service, school district, and tax bills.
  2. Send your utility forms to the City (or the right provider) a few days before closing or move-in.
  3. Start natural gas service with Atmos Energy if the home uses gas.
  4. Enroll the kids online and gather your proof of residency.
  5. Get your Tennessee driver license within 30 days of moving here.
  6. Title and register your vehicles with the Blount County Clerk.
  7. Look up your trash day and your monthly brush and junk zone.
  8. Mark your property tax due dates on the calendar.

Setting Up Utilities in Maryville

Electric, Water, and Sewer

Inside the city, electric, water, and sewer come from City of Maryville Utilities. As of October 2026, the City's checklist for new service asks for its service contract, fee contract, privacy and credit consent form, a copy of your photo ID, and a copy of your signed lease or your purchase contract. You can email the forms, drop them in the white dropbox at the Maryville Municipal Building, or mail them to 412 W Broadway Ave. Deposits and connection fees go on your first bill unless you pay them up front.

Timing matters. The City asks for everything by noon on the day you want service to start. Miss that, and it starts the next working day. Call Customer Service at (865) 273-3456 to confirm the deposit and connection fees for your address, and to check which services the City provides there. Homes outside city limits may be served by other providers, and some rural homes run on a private well or septic system, so ask the seller for recent bills.

Natural Gas

The City doesn't provide gas. Atmos Energy serves Maryville and Blount County, and you can start service through Atmos online or by phone. Not every street has a gas line, so check the listing details or ask before you assume a gas range or furnace.

Trash, Brush, and Recycling

The City picks up household trash weekly. Cans go to the curb by 6 a.m. on your pickup day, wheels facing the house. Brush and junk are collected once a month by color zone, and you can look up your day and zone with the City's online address tool. Recycling centers are at 715 Best St. and on Lamar Alexander Parkway (US-321), and they ask for proof of residence. Outside city limits, ask the seller how trash is handled.

Enrolling in School

Maryville has its own city school district, and enrollment runs online. Maryville City Schools says new students for the 2026-2027 school year register through its online enrollment form. You'll need proof of birth, a Tennessee immunization certificate, a physical exam, and proof of residency. For residency, the district asks for a current rental or mortgage contract plus a current utility bill, which is one more reason to get those utility forms in early. Kindergartners must turn five by August 15.

Homes outside city limits are generally zoned to Blount County Schools. The county district has its own online registration and a School District Locator to find the schools assigned to an address. Alcoa City Schools is a separate district for homes in Alcoa. Always confirm the assignment for the exact address with the district before you buy. We never promise a school assignment, and if you're also weighing other parts of the county, browse our Blount County homes for sale.

Driver License, Title, and Registration

Tennessee asks new residents to get a Tennessee driver license within 30 days of moving here. The Maryville Driver Services Center closed in 2022, and the full-service state center for Blount County is now at 244 South Calderwood Street in Alcoa. Bring your current license and proof of Tennessee residency.

For your vehicles, head to the Blount County Clerk. The main office is in the Blount County Courthouse at 345 Court Street, open 8 a.m. to 4:30 p.m. weekdays, with a second office at 197 Foothills Mall and a drive-thru at 500 N. Cusick Street. Bring your ID, proof of Tennessee residency, your out-of-state title (or your lienholder's name and address), and your current registration. Tennessee ended vehicle emissions testing in 2022, so there's no emissions test to schedule.

Your Property Tax Calendar

If your home is inside city limits, you'll get two bills, and they're due at different times. Mark both dates now.

  • City of Maryville: payable September 1 through November 30. Bills become delinquent December 1, when penalties and interest start.
  • Blount County: payable October 1 through the end of February. Bills become delinquent March 1.

For 2026, Blount County's rate is $1.29 per $100 of assessed value, down from $1.59 in 2025, per the Blount County Trustee. The City's rate is $1.36. If you close this fall, ask your closing attorney how the 2026 bills are split between buyer and seller, and who's paying them. Our mortgage calculator helps you build taxes into your monthly budget.

Lakes, Mountains, and Getting Around

Use these as planning numbers. They're OpenStreetMap routing estimates from the Blount County Courthouse in October 2026, with clear roads. Add time depending on traffic, weather, and park crowds:

  • Louisville Point Park on Fort Loudoun Lake: about 7 to 8 miles, roughly 15 to 20 minutes.
  • Townsend: about 17 miles, roughly 25 to 35 minutes.
  • Chilhowee Lake on US-129: about 21 to 30 miles depending on which end, roughly 40 to 55 minutes.

  • West Knoxville (Pellissippi Parkway at Kingston Pike): about 20 miles, roughly 30 to 40 minutes.
  • Oak Ridge National Laboratory: about 32 miles, roughly 45 to 60 minutes.

Cost of Living and the Housing Market

Redfin says overall cost of living in Maryville runs about 14% below the national average. Tennessee doesn't tax wages, so your paycheck goes a little further.

The housing market picked up this fall. Redfin counted 180 homes sold in September 2026, up 21.5% from a year earlier. Homes sold in a median of 57 days for about 97.8% of list price, 14.1% sold above list, and 28.6% had a price drop. The median price per square foot fell 9.1% to $214. Buyers have some room to negotiate. Run your numbers first with our first-time home buyer guide if this is your first purchase.

Near downtown and Maryville College you'll find older homes on established streets, including National Register houses like the Willard-Clark House on Broadway. Out toward the foothills, you'll see more homes on larger lots and acreage, like the MaX House listing below. Newer subdivisions keep going up on the edges of town, so check current new construction homes in Maryville. Next door, homes for sale in Alcoa put you closer to the airport.

What to Know Before You Buy

  • City or county? Look up the parcel, and don't rely on the mailing address. City limits decide utilities, trash pickup, schools, and whether you pay the city tax bill.
  • Flood and wildfire risk: First Street data on Redfin shows about 5% of Maryville properties at severe flood risk and 7% with some wildfire risk over the next 30 years. Check the flood map near creeks, and get insurance quotes early on wooded foothill lots.
  • Wells, septic, and land: Rural homes may need a septic inspection, a water test, and a survey. Our guide to buying a home with acreage explains what to check.
  • Buying from out of state? Here's how we handle buying a home remotely, from video tours to closing.
