Pros and Cons of Living in Spring Hill, TN (2026)
Chapters

Spring Hill sits on the line between Williamson and Maury counties, about 35 miles south of downtown Nashville. It grew up around a Civil War town and a car plant, and it's still one of the fastest growing cities in Middle Tennessee.

Thinking about a move? Our MaX House team works with buyers and sellers across Middle Tennessee, and we'll give y'all the honest version. Here's what folks love, what wears on them, and what homes for sale in Spring Hill cost right now.

Here's what we'll cover:

Spring Hill at a Glance

  • Counties: Williamson County on the north side and Maury County on the south side. Your address decides which one.
  • Population: 50,005 at the 2020 Census and an estimated 61,336 on July 1, 2025, according to the U.S. Census Bureau. That's more than 11,000 new residents in about five years.
  • Median sale price: about $500,000 ($499,752) for the three months ending September 2026, according to Redfin.
  • Schools: Williamson County Schools or Maury County Public Schools, depending on the address.
  • Getting around: I-65 runs along the east side of town, with exits at Saturn Parkway and Buckner Road. US 31 runs through the middle as Main Street.

Quick Take: Pros and Cons

Pros

  • Newer homes at prices well below Franklin and Brentwood
  • General Motors' Spring Hill plant and its thousands of jobs
  • City parks, a splash pad, and a Civil War mansion the City owns
  • Cost of living below the national average, per Redfin

Cons

  • A long I-65 drive to downtown Nashville
  • A state sewer moratorium and lots of growth to catch up with
  • Two counties with different tax rates and school systems
  • Car-dependent for nearly everything

Pros of Living in Spring Hill

Newer Homes Below Franklin Prices

Spring Hill had 29,036 residents at the 2010 Census and more than twice that by 2025, so much of the housing here is newer. Redfin put the median sale price at about $500,000 for the three months ending September 2026, down 5.7% from a year earlier. Single family homes had a median around $531,000 and townhouses around $358,000. Up the road in Franklin, prices run much higher, as our pros and cons of living in Franklin explains.

Buyers have some leverage right now, too. Redfin says homes sold in a median of 66 days, and 37.0% of homes had a price drop. Want a brand new build? Our guide to buying new construction covers builder contracts and inspections before you sign.

A Big Employer in Town

General Motors bought a 2,100 acre site here in 1985 for its Saturn brand, and the plant has shaped the town ever since. The Nashville Area Chamber of Commerce says GM Spring Hill employs nearly 4,000 people and builds the Cadillac LYRIQ, VISTIQ, and XT5. In July 2026, Main Street Maury reported a $275 million investment to add the Chevrolet Blazer in 2027. If your job is at the plant, in Columbia, or in Cool Springs, you can skip the Nashville commute.

Parks and Civil War History

The City runs a handful of parks, including Fischer Park on Port Royal Road with a splash pad and a half mile walking trail, Harvey Park on Miles Johnson Parkway, Evans Park with a dog park, McLemore Park, and the Walnut Street Skatepark.

History is close by, too. Rippavilla, a mansion built between 1852 and 1855, was used during the Battle of Spring Hill on November 29, 1864, according to the Battle of Franklin Trust. The City took ownership of the mansion and about 98 acres in 2017.

A Lower Cost of Living

Redfin estimates overall cost of living in Spring Hill at about 6% below the national average, and Tennessee doesn't tax wages. Property tax is the main bill to plan for, and it's moderate for the Nashville area (see the FAQ below for the numbers). Run your own price through our mortgage calculator to see a monthly payment.

Cons of Living in Spring Hill

The Drive to Nashville

Census data puts the average commute for Spring Hill workers at 30.0 minutes (ACS 2020 to 2024), and the drive to downtown Nashville runs well past that at rush hour. Until May 31, 2024, Saturn Parkway was the only way onto I-65 from town. The new Buckner Road interchange helped, and the City says it cost $56.8 million, with the City paying $30 million. TDOT plans to widen I-65 between Saturn Parkway and I-840, with construction expected in 2028 at about $150 million. Relief is coming, along with years of work zones.

A Sewer Moratorium and Growing Pains

This one matters if you're buying land or a home in a subdivision still being built. On August 5, 2025, the City announced that the Tennessee Department of Environment and Conservation had put a moratorium on new sewer connections for projects without vested sewer rights, after repeated permit violations at the wastewater plant. It stays in place until the plant shows 12 straight months of compliance. On October 19, 2026, WSMV reported the Board approved a $12 million agreement to send sewage to Columbia's system, whose plant upgrade is targeted for 2027. Ask your agent whether a lot or new build already has sewer rights before you write an offer.

Two Counties, Two Sets of Rules

Spring Hill's county line changes your property tax rate, your school district, and your county services. Two homes a mile apart can land in different systems, so compare both sides with our Williamson County homes for sale and Maury County homes for sale pages.

Schools follow the exact address. The Williamson County side is served by Williamson County Schools, which includes Summit High School in Spring Hill. The Maury County side is served by Maury County Public Schools, which includes Spring Hill High School. Use each district's school zone lookup and confirm with the district before you buy. We never promise a school assignment.

A Car for Every Errand

Redfin gives Spring Hill a Walk Score of 11 and a Bike Score of 24, which it calls car-dependent. Groceries, school pickup, and the gym will all happen behind the wheel. First Street data on Redfin also shows about 4% of properties at severe flood risk over the next 30 years, so check the flood map on any home near a creek.

Lakes, Mountains, and Getting Around

Here are rough drive times from Spring Hill City Hall, based on OpenStreetMap routing on October 23, 2026. Clear roads give the low end, and times depend on traffic, so add more at rush hour:

  • Downtown Nashville (Lower Broadway): about 37 miles, 45 minutes with clear roads and often 60 to 75 minutes at rush hour.
  • Nashville International Airport (BNA): about 38 miles, roughly 50 to 75 minutes.
  • Downtown Franklin: about 14 miles, roughly 20 to 35 minutes.
  • Columbia's courthouse square: about 11 miles, roughly 18 to 30 minutes.
  • Leipers Fork, near the Natchez Trace Parkway: about 19 miles, roughly 30 to 45 minutes.
  • Duck River at Henry Horton State Park: about 26 miles, roughly 40 to 50 minutes.
  • J. Percy Priest Lake (the dam area): about 44 miles, roughly 55 to 80 minutes.
  • Great Smoky Mountains National Park: the Sugarlands Visitor Center is about 250 miles, 4.5 to 5.5 hours. The park is on Eastern time, so you lose an hour heading east.

Spring Hill has no big lake of its own, so lake days mean Percy Priest or a paddle on the Duck River. If you want room to spread out, look at homes with acreage in the countryside around town. New to Middle Tennessee? Our Greater Nashville relocation guide lays out the whole metro.

Homes and Neighborhoods in Spring Hill

Much of the housing sits in subdivisions built since the 1990s, with plenty of two story homes, townhomes, and newer builds on the edges of town. Older homes and farm properties line Main Street and the country roads, including historic places like the Cheairs Mansion. Census estimates put the median value of owner-occupied homes at $493,800 (ACS 2020 to 2024), with 73.4% of homes owner-occupied.
