So y'all are moving to Franklin, the Williamson County seat about 20 miles south of downtown Nashville. Good news: the move is very doable once you know the local steps, and most of them hinge on one question. Is your new address inside Franklin city limits?
Our MaX House team built this guide from official city, county, school, and state sources checked in October 2026. For the bigger picture, see our Greater Nashville relocation guide, or learn how buying a home from out of state works with our team. Ready to look now? Browse Franklin homes for sale.
Here's what we'll cover:
This is the first thing we'd check on any Franklin home. Plenty of homes with a Franklin address sit outside the city in unincorporated Williamson County. Inside the city, you pay city property tax and can sign up for city trash pickup. Outside, neither applies.
The city's "Find My City Services" web map shows trash and recycling pickup by address. If city services show up, you're in the city. We still confirm on the property tax record before you write an offer.
Here's who to call, per the City of Franklin's new resident page and each provider's website in October 2026:
The city charges tap fees for new water and sewer service, so ask who paid them if you're shopping new construction homes in Franklin.
Franklin has two public school districts. The Franklin Special District (FSD) serves pre-K through 8th grade in eight schools. Its boundaries were frozen in 1986, so it covers only part of the city. After 8th grade, FSD students move into Williamson County Schools (WCS) high schools, most often Franklin High or Centennial High depending on the address, per FSD.
Homes outside FSD are zoned to WCS for every grade. Zoning goes by exact address, so use FSD's School Zone Lookup and the WCS "Bus Routes & School Zones" page before you fall for a house. Nobody can promise a school assignment, including a listing description.
Want help sorting zones for a short list of homes? Our MaX House agents can check each address with you before you tour.
FSD: enroll through Skyward or in person with proof of residency, a birth certificate, immunization records, and proof of a physical.
WCS: request a Skyward account first. Bring a birth certificate, immunization and physical records, a parent photo ID, one proof of residency (lease, settlement statement, deed, or mortgage statement), and a utility bill. Out-of-state students need an original Tennessee School Immunization Certificate. Still under contract? WCS has a "Moving to Zone" option that asks for a signed, non-contingent sales or build contract.
Driver's license: the Tennessee Department of Safety and Homeland Security says new residents must get a Tennessee license no later than 30 days after establishing residency. Franklin's Driver Services Center is at 3830 Carothers Parkway, open weekdays 8:30 a.m. to 5 p.m. Bring two proofs of Tennessee residency and your old license to surrender.
Title and registration: the Williamson County Clerk handles this at the Administrative Complex, 1320 West Main Street. Bring ID, your out-of-state title (or your lienholder's name and address), and your current registration. The clerk lists $68.75 for plate, title, and wheel tax, plus $11 with a lien.
Emissions: no test. Williamson County's emissions testing ended in January 2022.

Tennessee assesses homes at 25% of appraised value, per the state Comptroller. Your area's rate then applies per $100 of assessed value. Here are the four Franklin-area combinations from Williamson County's 2026 Property Tax Rates page, applied to a home appraised at $800,000 (assessed at $200,000):
Yes, the same house can carry very different bills a few streets apart. Your actual bill depends on the assessor's appraisal of that property.
Per the Williamson County Trustee, bills go out in early October and are due by February 28. Plug those numbers into our home affordability calculator to see what fits your budget.
Franklin is a driving town. The drive times below come from OSRM routing on OpenStreetMap data, run October 20, 2026 from Franklin City Hall on Third Avenue South. Those are clear-road estimates, so real trips run longer when traffic backs up.
I-65 is the main line north to Brentwood and Nashville, and congestion is the honest heads-up here. In July 2026, TDOT announced a study of congestion solutions along about 34 miles of I-65 from Nashville's Thompson Lane to US 412 in Maury County.
Inside town, Mack Hatcher Parkway bypasses downtown. Its 3.1-mile northwest extension from Hillsboro Road to State Route 96 opened in December 2021, per the Tennessee Tribune, as part of an effort to loop the city.
The Harpeth River winds past downtown. Pinkerton Park sits along the river with a one-mile paved loop, and a pedestrian bridge connects it to downtown, per the City of Franklin.
West of town, the Natchez Trace Parkway's Double Arch Bridge carries the parkway over Birdsong Hollow and Highway 96. The National Park Service notes it won a Presidential Award for Design Excellence in 1995.
Lake people, here's the honest part: Franklin isn't a lake town. J. Percy Priest Dam is about 27 to 28 miles away, roughly 40 minutes with clear roads, and Old Hickory Dam is about 37 miles, closer to an hour. The Great Smoky Mountains are a long haul east, past Knoxville.
Franklin costs more than most of the Nashville area, and you should plan for it. Redfin puts Franklin's median sale price at about $863,000 for the three months ending September 2026, up 12.8% from a year earlier, at $321 per square foot. For comparison, Greater Nashville Realtors reported a nine-county residential median of $510,000 for September 2026.
Redfin also shows homes selling in about 55 days at a 98.1% sale-to-list ratio, so well-priced homes move while buyers still have some room. Its search data for April through June 2026 shows Los Angeles homebuyers searching to move into Franklin most, followed by Seattle and Chicago.
