Between Knoxville and the national park, Sevierville gives you a county seat with real services and the Smokies about 17 miles up the road. Getting settled here takes a handful of stops: four separate utility providers, a county clerk with a 30-day clock on your car, a driver license office, and school registration at your zoned school. This guide walks through each one with the fees and addresses we confirmed in October 2026.

Here's what we'll cover:
Plan on separate accounts for electric, water and sewer, natural gas, and trash. Call each provider a week or two before closing so service is on when the truck arrives.
Sevier County Electric System (SCES) is a nonprofit public power utility. To transfer existing service into your name, SCES asks you to sign its service application, show proof of ownership, a lease, or proof of occupancy, post a deposit, and pay a connection charge. Its published fee table lists $25 for a meter read on existing service. Residential deposits are based on your credit score. If no score is available, the deposit is $250, and SCES pays interest on cash deposits. Homes still under construction need state electrical permits and a state inspection before SCES will connect.
Inside city limits, the City of Sevierville runs water and sewer. Its online water service application lists a $50 water and sewer deposit plus a $25 service charge for residential customers in the city. Outside city limits, the same form lists a $50 water deposit or a $100 water and sewer deposit. Billing questions go to City Hall at 865-453-5504, and you can pay online, by phone, or by bank draft. Some homes farther out may use another water provider or a private well and septic system, so check the seller's disclosure and the utility bills before you close.
Sevier County Utility District (SCUD), at 420 Robert Henderson Road, handles natural gas. If the home already has gas, use its Transfer Existing Services form. If the property has never had gas, there's a separate New Service application, and a customer service rep will call you back about the deposit and installation fee. The office is open Monday to Friday, 7 AM to 5:30 PM, at 865-453-3272.
City residents get curbside pickup in a 95-gallon cart for $20 a month. An extra cart costs a one-time, non-refundable $100, and so does replacing a missing or stolen one. The service also includes monthly brush pickup, fall leaf collection, and household junk pickup twice a month. Put your cart out after 6 PM the night before or by 6 AM on pickup day, at least three feet from mailboxes and other carts. Homes outside city limits aren't on the city route, so ask the seller how they handle trash.
Tennessee gives new residents 30 days from the day they arrive to register their vehicles. In Sevier County, title and registration happen at the County Clerk's office in the courthouse, 125 Court Avenue, Suite 202 E, Monday to Friday from 8 AM (arrive by 4 PM). Per the clerk's office, you'll need to:
Renewals are easier later on. The clerk runs a drive-thru at 106 West Bruce Street and renewal kiosks in the Kodak and Seymour libraries.
The full-service Sevierville Driver Services Center is at 1220 Graduate Drive, open Monday to Friday from 8:30 AM to 5 PM, at 865-429-7016. The state also lists a self-service kiosk at the Sevierville Police Department, 300 Gary Wade Boulevard. Check the Tennessee Department of Safety website for what to bring before you go.
City of Sevierville tax bills go out October 1 and are due by February 28 of the next year. Sevier County taxes follow the same Tennessee calendar and become delinquent March 1. Tennessee assesses homes at 25% of appraised value, so a $395,000 home inside city limits works out to about $1,125 a year in combined city and county tax at 2026 rates. The city's tax page still lists its old $0.4254 rate, so confirm your bill with City Hall. Questions about your assessed value go to the county assessor at the courthouse. Our affordability calculator helps you set a budget with taxes included.

Sevier County Schools serves all of Sevierville, and new students register at their zoned school. Board policy says a student entering the district for the first time needs:
Students can transfer in any time during the year once the family lives in the county. Kindergartners must enter within 30 days of the start of school. Some homes with Sevierville addresses are zoned to schools outside town, so confirm the school for any home you're considering by address with the district.
These times come from OpenStreetMap routing from Sevierville City Hall on October 26, 2026, widened for traffic. Tourist season, holiday weekends, and events in Pigeon Forge can stretch anything south of town.

A Sevierville mailing address doesn't mean you're inside city limits. That line decides your water provider, whether you get city trash pickup, whether you pay the city tax, and which short-term rental rules apply. The city has a limits verification map on its website. Check it for every home you consider.
Between an SCES deposit of up to $250 without a credit score, a $50 water and sewer deposit, a $25 water service charge, a $25 electric connection, and a gas deposit, move-in costs run higher than many buyers expect. Set aside a few hundred dollars for hookups.
Sevierville sits on the main route to Pigeon Forge and Gatlinburg. A moving truck on the Parkway on a summer or October Saturday will crawl. Book a weekday move if you can.
Thinking about renting the home out nightly someday? Inside city limits, that's limited by zoning and takes a city operational permit, a Fire Marshal inspection, insurance, and yearly renewal. HOAs and the county have their own rules. We don't project rental income on any home, so verify the rules for an address before you buy.
