Pros and Cons of Living in Clinton, TN (2026)
Chapters

In August 1956, twelve Black teenagers walked from Green McAdoo School to Clinton High School and became the first students to desegregate a state-supported high school in the South, per the Tennessee Encyclopedia. Seventy years later, Clinton is still the Anderson County seat, a river town on the Clinch about 19 road miles north of downtown Knoxville, with Norris Lake upstream and Melton Hill Lake at its doorstep. It's a place with a lot going for it and a few real tradeoffs.

Below is our honest 2026 look at both sides, with a source and date on every number. Clinton sits right next door to Andersonville and Oak Ridge, so if you're comparing towns, our pros and cons of Andersonville and pros and cons of Oak Ridge make good companions to this one.

Here's what we'll cover:

Clinton at a Glance

  • Population: 10,466 in the City of Clinton and 82,066 in Anderson County as of July 1, 2025 (U.S. Census Bureau, Vintage 2025 estimates). The 2020 Census counted 10,037 city residents.
  • Property tax: $2.01511 per $100 of assessed value inside city limits, combining the city's $0.5262 and Anderson County's $1.4889 (Tennessee Comptroller 2026 rate list; Courier News, July 23, 2025).
  • Median sold price: $347,200 in October 2026 and $363,855 in September, compared with $395,000 in October 2025 (flexmls, residential, Clinton).
  • Schools: Clinton City Schools for PreK through 6th grade, then Anderson County Schools for Clinton Middle and Clinton High. Verify by address.
  • Utilities: Clinton Utilities Board provides electric, water, and sewer service to more than 41,000 customers across six counties (Clinton Utilities Board).

The Pros of Living in Clinton

A County Seat With a Real Main Street

As the seat of Anderson County, Clinton holds the courthouse, county offices, and a compact downtown along Market Street with brick storefronts close to the river. If you need to record a deed or pay a county tax bill, the trip is short. The downtown blocks also give the town a center, something many newer suburbs lack.

Two Lakes on the Clinch River

Clinton sits between two TVA reservoirs on the Clinch River. Norris Lake, completed in 1936, covers 33,840 acres with 809 miles of shoreline, per TVA. Melton Hill Lake runs almost 57 miles with nearly 193 miles of shoreline and 5,470 acres of water, and TVA notes that it's a nationally recognized rowing course. Melton Hill also carries barge traffic 38 miles up the Clinch to Clinton. Boating, fishing, and paddling are part of everyday life here, and you can browse waterfront homes in the Knoxville area if lake living is the goal.

Close to Oak Ridge and Knoxville Jobs

Downtown Oak Ridge is about 19 to 29 minutes from Clinton, and Oak Ridge National Laboratory is about 31 to 41 minutes away, per OSRM routing measured November 2, 2026. Downtown Knoxville is about 26 to 36 minutes down I-75. That puts federal lab jobs, the University of Tennessee, and Knoxville's hospitals all within a reasonable drive. If you'd rather live closer to the lab, compare Oak Ridge homes and our guide to moving to Oak Ridge.

History You Can Walk To

The old Green McAdoo School building now houses the Green McAdoo Cultural Center, which opened in 2006 and tells the story of the Clinton 12, per the center and the Tennessee Encyclopedia. The Museum of Appalachia, at 2819 Andersonville Highway just north of town, is about 13 to 23 minutes away. Few places this size carry this much history.

Prices Below the Regional Average

Clinton's October 2026 median sold price of $347,200 sits well below the $421,650 Knoxville median for the same month in flexmls data. Buyers who want a yard, a garage, and some space can often find more house for the money here. First purchase? The Cons of Living in Clinton

A Higher Tax Rate Inside City Limits

Homes inside Clinton pay both city and county tax, for a combined $2.01511 per $100 of assessed value. Tennessee assesses homes at 25% of appraised value, so that works out to about $504 a year for every $100,000 of value. Homes in unincorporated Anderson County pay only the county rate of $1.50376, or about $376 per $100,000. On a $350,000 home, the difference is roughly $447 a year. Many addresses with a Clinton mailing address sit outside city limits, so check the parcel before you compare.

A Split School System

Clinton City Schools runs three elementary schools: Clinton Elementary, North Clinton Elementary, and South Clinton Elementary, covering PreK through 6th grade. After that, students move to Anderson County Schools for Clinton Middle and Clinton High. That handoff is normal for locals but can confuse newcomers, and homes outside city limits may be zoned to county elementary schools instead. Verify by address with both districts.

Homes Are Sitting Longer

Average days on market for Clinton residential listings rose to 85 in October 2026, up from 48 in September and 23 in June (flexmls). Sellers who price high are waiting. That's good news for buyers and a warning for sellers to price from real data.

Norris Lake Drops in Winter

TVA lowers Norris Lake about 29 feet between summer and winter levels for flood control. Docks can sit on mud for months, and some coves get shallow. If a lake home is your goal, visit in winter as well as summer, and ask about dock depth.

Fewer Big-City Extras

Clinton has the basics: groceries, restaurants, and big-box stores along the highway corridors. For major concerts, pro-level hospitals, or a wide nightlife scene, most residents drive to Knoxville or Oak Ridge. You'll also need a car for nearly everything.

The Clinton Housing Market Right Now

Inventory is up. Active residential listings in Clinton reached 102 in October 2026, up from 74 in May and 93 in November 2025, with 41 new listings in October (flexmls). The October median active list price was $390,000. Clinton's sold sample is small, so the monthly median moves a lot, from $315,000 in July to $415,585 in February over the past year. Treat any single month as a rough signal. The October figure is also a just-closed month, so it can still shift.

Lakes, the Smokies, and the Commute

Norris Dam is about 19 to 29 minutes from Clinton, and the Melton Hill shoreline starts right in town. The Smokies are farther: Sugarlands Visitor Center near Gatlinburg is about 85 to 95 minutes away. That's a day trip, so Clinton fits lake lovers better than people who want the mountains every weekend.

Commute estimates from the OSRM routing service, measured November 2, 2026: downtown Knoxville, about 26 to 36 minutes; downtown Oak Ridge, about 19 to 29 minutes; Oak Ridge National Laboratory, about 31 to 41 minutes. These are open-road times, and I-75 traffic near Knoxville can add more at rush hour. Moving from out of state? See our Greater Knoxville relocation guide.

Is Clinton Right for You?

Clinton tends to fit buyers who want lower prices than Knoxville, a real downtown, lake access, and a short drive to Oak Ridge. It's a harder fit if you want the Smokies close by, prefer one school district from kindergarten to graduation, or want to avoid city taxes. Drive your commute at rush hour and check the parcel's tax status before you make an offer.
